Behomly is the studio of architect Sumant Padhy. Fifty homes delivered across the Mumbai Metropolitan Region and Bhubaneswar — designed line by line, priced after the design is done, billed against a BOQ you can read.

Design First
A wardrobe with sliding doors costs differently than the same wardrobe in laminate. The choices show up during design so we design before we quote.

Every item priced, every vendor named, every quantity written down. The design phase ends with a bill of quantities. That is the number you sign.

Real homes have moving parts societies, slabs, what's behind a 30-year-old wall. Some things change. Each one will be a line you can read.

The BOQ is your map.If it changes, you'll see why.
Across our last fifty homes, final invoices land within 10–15% of the signed BOQ. Almost entirely from scope clients chose to add — a wider wardrobe, a different stone, a kitchen island that wasn’t in the first conversation.
We can’t promise the number won’t move. Real interiors have moving parts. What we promise is that nothing moves quietly — every change is a line, every line has a reason.
